    The address for this rental is: 10723 Western Avenue, Apt. #102 (Nice 8 unit complex). Directions: one block east of Paramount, between Florence and Firestone. Showings will be by appointment only. This is a Large Condo Styled Apartment, so we will get many responses. more responses If you are wanting to apply, use our internet website: You must put in this entire website address, then look for Western. So you know this is our Site, we do have Properties in Arizona, California, Washington, Idaho, and Colorado. Additionally these ads will jointly show on a number of Real Estate Websites, but no not apply thru those individual sites, and only apply through the internet address provided above. We also do not accept anyone else's Credit Check. Upstairs Unit, has porch area, but we don't allow exterior storage, and restrict what is placed on the porch, as two units share upstairs. Caution we do not allow access to the roof, restrictive of new Service Providers. Ownership pays for Gardener. We legally have to take the Applications and Process in the order of receipt (paid Fee date for all in a Party or Individual). If we are not getting back to you, we have people ahead of you, or are actively processing Applications. The application processing fee is $40 per adult. Each adult interested will have to complete an application. We will only take certified funds for the application processing fee (cashier's check or money order or cash, no personal checks, the suggested online method, will take Credit & Debit cards). Application Processing Fees are not refundable, unless party in front of you rents, and we have done no work on your application. For each Bedroom in this rental unit, we will accept up to 2 people per bedroom, plus one for the overall rental. A 1-Bedroom Unit, maximum of 3 people, a 2-Bedroom, maximum of 5 people. For Studios, it depends on the physical size of the dwelling, as to whether we limit to 2 or 3 people. We are looking for Prospects willing and ready to Move-In. Upon an approved application, we will only hold a unit for a pending rental, for 10 Days prior to Commencement, if a full Holding Deposit equivalent to the Security Deposit is tendered. Occasionally based on the State of Preparation, the safety of allowing the public to view, while work is happening, with our Clients Permission, we may extend that, but our Company Policy is a 10 day hold. Preparation Policy- We usually prepare any newly vacated unit by Freshly Painting or Touchup and the Units are Freshly Cleaned. The pictures posted are the last one we rented.. we are working to get actual pictures posted. PETS/Other Categories of Animals- We will accept Indoor Only (1) Pet Cat, or (1) Small Pet Dog (no dangerous pet breeds or mixes with dangerous pet breeds, weigh limit 28 lbs). We will consider other types of small Pets legally sold within the State, $250 pet deposit required (limit one pet). Regarding Pets kept in Cages, Tanks/Aquariums (if less than 5 gallons in size, no deposit). We will require a photograph of the Pet, and animal has to be current on shots if applicable, etc. Mandatory Renter's Insurance- We do require payment of Mandatory Renter's Insurance (added $15.00 monthly for just liability coverage for the Unit only) or you can provide Proof of a Policy, but it has to cover $100,000 liability and name the Property and Management Company as interested parties, or you are charged the $15.00. The Property is Professionally Managed by American Capital Realty Group, Inc. (AMCAP) in Santa Ana, California . Please do not contact our Corporate Office, as rentals are not being handled by our Receptionist, but by Employee Managers assigned. Also can receive a large volume of interest/contacts and will return those in the order received, until we have the unit rented. If the Unit has rented, Thank you!
