    This isn't another flipped-to-death rental. It's one of the last authentic 1929 homes in historic Belmont-Hillsboro with all its original character intact - wavy glass windows, original door knobs, and the kind of crown molding they don't make anymore. Most of the flooring is the original hardwood that was just refinished. The kitchen flooring is new and the whole unit was just painted top to bottom. The 800 square feet feels surprisingly spacious thanks to those huge original windows flooding the back of the house with light throughout the day. The kitchen has a gas stove (a rarity in rentals), full-size fridge, and a bright and cozy breakfast nook. The bedroom's cozy with a standard closet. Central heat and AC. Direct access from the basement to a shared fenced backyard. There is also tons of private storage down there and your own laundry. Location-wise, you literally cannot do better. This is the sweet spot of Nashville - walkable to everything that matters without being in the middle of the chaos. In 10-20 minutes you can walk to Hillsboro Village, Vanderbilt, or 12 South. Run over to Green Hills first thing in the morning/evenings and avoid the traffic and get great parking at Trader Joes or the mall. This is the kind of neighborhood where you actually know your neighbors and people walk their (very cute) dogs in the evening. Once you pull off of Belmont or 21st and into the neighborhood, things feel a bit calmer. There are sidewalks on many of the streets and traffic is light. Many long term residents in the area, with a very old Nashville vibe. The upstairs neighbors are long-term tenants (read: stable). Parking is ample. Water's included.
