Rent Payment: The monthly rent for the premises is $1350, payable on or before the 10th day of each month. A late fee of $100 will be charged after the 10th through the 20th. After the 20th, the acreage will be $50 per day until paid. Rent payments shall be made through Zelle, and the first payment is due upon the commencement of the lease. * Security Deposit: The Tenant shall pay a security deposit of $1350 at the time of signing this lease. The security deposit will be held to cover any damages beyond normal wear and tear and will be refunded within 30 days after the Tenant vacates the premises, subject to deductions for any outstanding rent or damages. * Utilities: The Tenant shall be responsible for paying all utility costs, including water, gas, and electric. The Landlord shall not be liable for any utility expenses during the tenancy. * No Smoking: Smoking is strictly prohibited inside the rental unit. Tenants are permitted to smoke only in designated outdoor areas, if any. Violation of this policy may result in penalties and potential lease termination. * Pet Policy: Small pets under 40lbs are allowed in the premises subject to the Landlord's approval. The Tenant must pay a non-refundable pet deposit of $50. The Tenant shall be responsible for any damages caused by the pet(s) during their stay. Tenant is responsible for cleaning up pet waste on the premises. * Maintenance and Repairs: The Tenant agrees to maintain the premises in good and clean condition and promptly inform the Landlord of any repairs or maintenance issues that arise during the tenancy. * Alterations and Improvements: The Tenant shall not make any alterations or improvements to the premises without the Landlord's prior written consent. * Entry and Inspections: The Landlord or their authorized agents shall have the right to enter the rental unit at reasonable times to inspect the property, make necessary repairs, or show the premises to prospective tenants or buyers with prior notice. * Subletting and Assignment: The Tenant shall not sublet the premises or assign this lease without the Landlord's written consent. * Termination of Lease: If either party wishes to terminate the lease at the end of the fixed term, they must provide written notice to the other party at least 30 days prior to the end of the lease.
