The following Tenant Selection Criteria establish the standards used to evaluate all applicants for tenancy. Each applicant is screened in a consistent and non-discriminatory manner in accordance with federal, state, and local housing laws.
1. INCOME REQUIREMENTS
Applicants must demonstrate verifiable gross monthly income of at least two and one-half (2.5) times the monthly rent ($1,700).
Acceptable documentation includes recent pay stubs, employer verification, tax returns, or bank statements demonstrating lawful and reliable income.
2. CREDIT AND BACKGROUND SCREENING
Applicants must consent to a credit report, criminal background check, and eviction history report.
Screening costs are the responsibility of the applicant and must be completed through Zillow Rental Manager or an equivalent service authorized by the owner.
Applications may be denied for, but not limited to: unpaid landlord debts, recent evictions, fraudulent activity, violent criminal offenses, or financial indicators suggesting inability to meet rental obligations.
3. RENTAL HISTORY VERIFICATION
Applicants must provide contact information for current and, if applicable, previous landlords covering a minimum of two (2) years.
Negative rental history, including repeated late payments, lease violations, nuisance behavior, or property damage, may result in denial.
4. EMPLOYMENT VERIFICATION
Stable and verifiable employment history is required.
Applicants may be asked to provide written explanations for employment gaps or inconsistencies.
5. PET POLICY
One (1) dog may be permitted subject to prior written approval by the owner.
Approval may be withheld based on breed, size, age, behavior, or insurance restrictions.
Additional deposits or fees may apply.
6. SMOKING POLICY
Smoking is permitted outdoors only.
Any indoor smoking or related damage constitutes a lease violation and may result in termination of tenancy and forfeiture of deposit.
7. OCCUPANCY LIMITS
Occupancy must comply with health, safety, and reasonable housing standards and applicable Tennessee regulations.
8. Tenant is responsibly for lawn and yard maintenance. Violations shall be assessed to rent or security deposit.
8. SECURITY DEPOSIT & LEASE TERMS
A security deposit equal to one and one-half (1.5) months' rent is required at lease signing.
The initial lease term is six (6) months, after which the tenancy will convert to a month-to-month agreement unless otherwise modified in writing.
Failure to meet any of the above criteria may result in denial of tenancy. Providing false, misleading, or unverifiable information will result in automatic disqualification.
