All applicants must have a credit score of at least 690. Favorable credit history free of negative credit issues. Delinquent, charged-off or unpaid debts, or open bankruptcy are grounds for denial of tenancy. NOTE- We DO NOT accept portable screening reports. Credit reporting agency used: TransUnion Consumer Relations- contact us for details Prospective tenants have the right to obtain a free copy of the consumer report in the event of denial or other adverse action and to dispute the accuracy of the information appearing in the consumer report. Favorable rental history from past two years. Failure of landlords to respond to request for references within 72 hours of being contacted may result in denial of application. o If no prior rental history, adequate personal references may be accepted. o If prospective tenant was a homeowner and has no recent rental history, evidence of timely mortgage payments for the past two years is required. o No prior evictions Each applicant must have a government issued ID. All applicants over the age of 18 must submit a separate, completed application. If one applicant is denied, then the entire application will be denied. A completed application consists of: o A completed, legible rental application o Verifiable proof of income for all applicants o Application fee for each prospective tenant. o Previous landlord references No co-signers Holding deposit is required within 48 hours of approval of application. Prospective tenants may request additional time to submit a rental application because of the need to ensure meaningful access to the application or for a reasonable accommodation (disability or language barrier).
