Respectful Renting Pledge

We are committed to helping everyone find their way home and are dedicated to ensuring everyone is treated fairly and respectfully. We value our users’ diverse backgrounds and contributions to their communities, and we expect all users to comply with federal, state, and local fair housing laws. Noncompliance is illegal and prohibited on the Zillow Rentals Platform. We also expect our users to look beyond fair housing laws and treat others without prejudice for any reason.

By using our services, landlords and property managers agree to adhere to the following conditions:

Do:

1. Comply with all applicable federal, state and local fair housing laws.

  • It is illegal under the Fair Housing Act to treat a rental applicant differently based on race or color, national origin, religion, sex or gender (including gender identity and sexual orientation), disability, and familial status.
  • Many states and localities have adopted their own fair housing laws to expand on these federal protections, such as prohibiting discrimination based on criminal history, veteran status, or individual’s source of income (including federal, state, or local rental assistance programs, such as Section 8 housing choice vouchers, and temporary rental assistance).
  • Treat all rental applicants with respect.

2. Treat all rental applicants the way you want to be treated – honestly, fairly, and with respect.

Do not:

1. Post any listing or make any statement that discourages or indicates a preference for or against any applicant on account of:

  • race or color, national origin, religion, sexual orientation, disability, familial status or any other class (such as source of income or criminal history) protected under federal, state, or local laws; or
  • sex or gender (including gender identity), unless the landlord, property manager, or other occupant shares living space with the applicant.

2. Decline or treat a rental applicant differently based on:

  • race or color, national origin, religion, sexual orientation, disability, or familial status; or
  • sex or gender (including  gender identity), unless the landlord, property manager, or other occupant shares living space with the applicant; or
  • an applicant’s use of non-wage income if source of income discrimination is protected by the laws of your state or local government. Non-wage sources of income may include federal, state or local rental-assistance programs including Section 8 housing choice vouchers and temporary rental assistance, alimony, rapid re-housing or other homelessness assistance, veterans’ benefits, social security or other retirement programs; or
  • any other class protected by the laws of your state or local government, such as criminal history or veteran status.

3. Use any other discriminatory, abusive, obscene or threatening language.

The bottom line

Treat all applicants with fairness and respect.

If we feel you have violated any of these conditions or other applicable federal, state or local laws, we reserve the right to restrict access from the platform.
