Returned Check Fee: $30 or as allowed by Missouri law. SECURITY DEPOSIT Tenant shall pay a security deposit of $5,600 which is equal to two months of rent. Missouri law limits residential security deposits to no more than two months' rent. Landlord will return the deposit within 30 days after move-out, minus any lawful deductions for damages beyond normal wear and tear. A written, itemized list of deductions will be provided. UTILITIES Tenant pays all utilities. Tenant is responsible for maintaining utility accounts in their name unless otherwise stated. USE OF PREMISES Premises shall be used exclusively as a private residence for Tenant and the following occupants: Tenant shall comply with all laws, keep the property clean, and not disturb neighbors. MAINTENANCE & REPAIRS Tenant agrees to: Keep the property clean and sanitary Notify Landlord promptly of needed repairs Be responsible for damage caused by Tenant, occupants, or guests Landlord agrees to: Keep the property in compliance with Missouri habitability laws Make necessary repairs within a reasonable time ALTERATIONS Tenant may not paint, remodel, or alter the property without written permission from Landlord. PETS Ask to See Additional pet agreement policy. SMOKING POLICY Smoking not allowed inside the property ENTRY BY LANDLORD Landlord may enter the premises for repairs, inspections, or emergencies with reasonable notice (typically 24 hours unless emergency). SUBLEASING Tenant may not sublease without the written consent of the Landlord. DEFAULT If Tenant fails to pay rent or violates this Agreement, Landlord may pursue remedies allowed under Missouri law, including eviction (Chapter 535 RSMo). TERMINATION When this Agreement ends, Tenant shall: Vacate by the end date Remove all personal property Return keys Leave the property in clean condition GOVERNING LAW This Agreement is governed by the laws of the State of Missouri.
