Small pet allowed with fee and landlord approval. 1. Rent: Before moving in, the Deposit ($2000) and the rent (prorated) must be paid in full. 2. Form of Payment: Rent may be paid by ACH (Electronic Payment from Tenants' bank account), or by Zelle. 3. Returned Checks: If for any reason a check is returned, Tenant will pay a charge of $50.00. 4. Late Payment: For any rent payment not paid by the due date, Tenant shall pay a late fee in the amount of $50.00. Additionally, a fee of $25.00 per day will be added until rent fees are paid in full. 5. Occupants: The said premises shall be occupied by no more than 2 persons listed above. 6. Pets: Pets are not allowed unless agreed upon with the landlords prior to move-in. If it is determined pets have been in the house or in the yard, without consent, a cleaning fee of $1,000 will be assessed. If said pet is allowed for the tenant, a $500 annual pet fee is to be paid with the deposit and subsequently a year after the first day of occupancy and so forth as long as an animal is living within the quarters. Each Additional pet will incur a $250/each yearly fee. Landlords must approve each pet that lives on premises. 7. Smoking: No smoking of any substance inside or outside on premises. 8. Parking Provided: 2 spaces 9. Parking Fee, separate from rent: None. Parking is strictly self-park and is a Tenants' risk. Landlord assumes no liability for damages caused by fire, theft, casualty or any other cause whatsoever with respect to any vehicle or its contents. 10. Security Deposit: As noted above the security deposit is $2000.00. The balance of all Deposits shall be refunded by mail/zellef within three (3) weeks from date possession is delivered by Landlord, together with a statement showing any charges made against the Deposit made by the Tenant. 11. Repairs: Tenant shall be responsible for damages caused by his or her negligence and that of his family, or guest. Tenant shall not paint, paper, or otherwise decorate or make alterations to the premises without prior written consent of the Landlord. All alterations, additions, or improvements made to the premises with the consent of the Landlord will become the property of the Landlord and shall remain upon and be surrendered with the premises. Tenant has 3 days after arrival to notify Landlord of any non-working or broken appliances, furniture or other house needs to be fixed, otherwise all furnishings, appliances and items in the home will be recognized as fit and workable as tenancy begins. 12. Painting: The Landlord reserves the right to determine when the dwelling will be painted. 13. Keys: Tenant will be given two (2) keys to the premises. If keys are not returned to Landlord following termination of rental agreement, Tenant shall be charged twenty-five dollars ($25) per key. If Tenant needs duplicate keys, there will be a twenty-five dollar ($25) charge per key. Mailbox key: none 14. Locks: Tenant agrees not to change locks on any doors without first obtaining Landlord's written permission. Having obtained written permission, Tenant agrees to pay for changing the locks, and to provide Landlord with one duplicate key per lock. 15. Up Keep of Premises: Tenant shall keep and maintain the premises in a clean and sanitary condition at all times, and upon termination, the Tenant shall surrender the premises to Landlord in as good condition as when received. Ordinary wear and tear is expected. Coordinate with Landlord in regards to the outside of premises. Landlord may make inspection of the interior/exterior of property on a monthly basis to insure upkeep. There will be a quarterly inspection and Landlord will coordinate with tenants for those inspections. 16. Interior Maintenance: Regular cleaning of bathrooms and kitchen is required. Vinyl and vinyl plank to be mopped on a regular basis with a minimum of 2x a month. 17. Exterior Maintenance: Snow removal and weeding around the home are to be maintained by the tenant. 18. Assignment and Subletting: Tenant shall not assign the Agreement or Sublet any portion of the premises. Guests may not stay on the property longer than 72 hours. 19. Utilities: Tenant pays for utilities. 20. Appliances provided by Landlord: Refrigerator, Microwave, Oven, Water Heater, Washer and Dryer. If any appliance is damaged by Tenant, cost of repair will be Tenant's responsibility. Tenant will provide and install furnace filters on a regular basis. Washer and Dryer only to be used by Tenant. _____ (initial) 21. Right of Entry: The Landlord reserves the right to enter the unit in case of an emergency. Whenever necessary to make repairs and alterations to the unit, the Landlord will contact the Tenant to arrange for repairs. If an inspection is necessary, the Landlord will give the Tenant two (2) days notice. 22. Termination: This agreement and the tenancy hereby granted may be terminated at any time by either party hereto by giving the other party not less than thirty (30) days prior notice in writing. The use, manufacturing or distribution of illegal substances will result in immediate termination of the Agreement. 23. Attorney Fees: If due to any violation of this Agreement legal action needs to be taken, all legal fees will be paid by Tenant. 24. Insurance: Landlord has obtained insurance to cover fire damage to the building itself and liability insurance to cover certain personal injuries occurring as a result of property defects or Landlord's negligence. Landlord's insurance does not cover Tenants' possessions or Tenants' negligence. It is highly recommended and preferred that the Tenant(s) obtain Renters Insurance for their personal property.
