LEASE TERM: The term of this lease is for one (1) year, commencing on August 1, 2025, and terminating on July 31, 2026. Unless terminated, this Agreement will convert to a month-to-month tenancy upon expiration, subject to a 30-day written notice to terminate by either party. 2. RENT: The monthly rent shall be $3,200.00, payable in advance on the first day of each month. First Month's Rent: Due upon signing of this Agreement. Prorated Rent: Not applicable. Late Fees: Rent is due on the 1st. If rent is not received by 5:00 PM on the 3rd day of the month, a late fee of $75.00 shall be assessed, plus an additional $10.00 per day thereafter until the full rent and fees are paid. Payment: All payments shall be made via the online payment portal provided by the Landlord. 3. SECURITY DEPOSIT: Upon execution of this Agreement, Tenant shall deposit with Landlord the sum of $3,200.00 as security for the full and faithful performance of every provision of this lease. The security deposit will be returned to the Tenant within 14 business days after the termination of the tenancy, less any itemized deductions for damages or unpaid rent, as provided by Arizona law (A.R.S. 33-1321). 4. USE OF PREMISES & OCCUPANCY: The Premises shall be used and occupied by Tenant(s) and the following minor children only: [List names of any minor children, or "None"]. The Premises shall be used exclusively as a private single-family residence. The separate Casita may be used as a guest suite or home office but is strictly prohibited from being used as a short-term rental (e.g., Airbnb, VRBO) or for any commercial activity that increases visitor traffic. 5. LANDSCAPING AND YARD MAINTENANCE: Landlord's Responsibility: Landlord shall provide and pay for monthly professional landscaping services for the front yard and regular maintenance of the irrigation system. Tenant's Responsibility: Tenant is responsible for maintaining the backyard in a clean and tidy condition, free of debris. Tenant agrees to water the backyard landscaping according to the provided schedule and to promptly report any issues with the irrigation system to the Landlord. 6. HOMEOWNERS' ASSOCIATION (HOA): The Premises are part of the Rancho del Lago Community Association. Compliance: Tenant agrees to comply with all HOA Covenants, Conditions & Restrictions (CC&Rs), bylaws, and rules. A full copy of the HOA governing documents is attached as Addendum A and its receipt is hereby acknowledged. Fines: Tenant shall be responsible for paying any and all fines or charges levied by the HOA as a result of any violation of HOA rules by the Tenant, their guests, or occupants. Any such fine will be considered additional rent and due with the next monthly rent payment. 8. UTILITIES: Tenant shall be responsible for arranging and paying for all utility services required on the Premises, including electricity, gas, water, sewer, trash, internet, and cable. 9. LANDLORD'S RIGHT OF ENTRY: Landlord or Landlord's agent shall have the right to enter the Premises for the purpose of inspecting the property, making necessary repairs, or showing it to prospective tenants or purchasers, after providing the Tenant with at least two (2) days' notice. In the event of an emergency, Landlord may enter the Premises without prior notice.
