What the owner loves about this home
I just want to note that the "zestimate" and the actual cost of the house are strikingly different. This is because the house as we bought it two years ago at 265K would have appreciated to 323K, as is. That's fine, but we put 200K into this house in materials alone. New electrical and plumbing and everything else. We used our subs and didn't spare cost to flip it as cheaply as possible. On top of that, the additional 12K would be our labor costs and overhead, which, to be fair as contractors that is low, but we simply want to get out what we have into it in high quality labors and materials. It is what it is and so is the market and we understand. I just wanted to explain a bit, so it doesn't seem like we are completely out of our minds. There is a lack of affordable housing in all areas of our Black Hills region, but when you factor in the cost of materials you find the discrepancies. I don't know how to do it for less, or make it cost less, but we've been as transparent as we could be. Thanks.
