All rubbish to be placed by tenant in proper receptacles and put out by tenant for city collection. No rubbish, garbage, or other waste to be left in hallways, stairways, or on porches. 3. Parking for tenant's vehicles that have been approved by landlord (note reverse side) and temporary guests only. Parking allowed in designated areas only. 4. No extended overnight guests that are not named on the lease. If a guest wishes to reside for a period longer than five nights than an amendment to the lease or a new lease must be signed to add other person(s). This new applicant will be screened in the same way original tenants were screened with a background check and employment verification. This is the sole decision of the landlord whether or not this new applicant is approved to be a tenant. 5. No dogs, cats or other animals allowed on premises whatsoever unless approved by landlord. 6. Radios, televisions, stereos, and musical instruments are allowed to be used by tenant but use of the same shall not be such as to disturb neighbors or other tenants. 7. Tenant understands and agrees that it shall be tenant's own obligation to insure his/her personal property. 8. Any curtain rods, shades with cord hookups, coat hangers, towel bars, fire extinguisher or other attached conveniences shall remain at termination of tenancy and become property of the landlord. 9. Use of existing blinds is contingent upon use of installed cord hookups to the right of every window. Children can choke if cords are left down. 11. No locks are to be installed or changed. Landlord will have key to the premises at all times and may enter at any time in case of emergency and at any reasonable time to make repairs or to show duplex to potential tenants should this lease be broken or written notice of moving been given to landlord. 12. Should a tenant become locked out of his/her rented premises, and need to obtain landlord's key to re-enter, a charge of $50.00 shall be paid by tenant. 13. Tenant accepts all drains and waste pipes on plumbing as clear. Any partial or complete stop page occurring during tenancy shall be reported to landlord for repair. Cost of repair plus any resulting damage to premises, if stoppage is due to tenant's negligence, shall be paid by tenant. 14. Tenant shall be liable to landlord for damage to the premises occasioned by the willful act or negligence of tenant or those claiming under him. 15. No part of the premises shall be sublet. 16. No part of the premises shall be used for business, household occupations, or professional services. 17. Washer and Dryer is tenant(s) responsibility if the premises has an existing washer/dryer. Tenant must attend to any damage or repairs before use is permitted. The use of the existing washer/dryer is a privilege but it is not the landlords' responsibility to replace if current existing appliance fails to work but landlord will need to be notified in this event. 18. Fenced in back yard for use of tenant. No hanging from or damaging neighbor or city fences surrounding yard. Front yard and backyard shed is property of landlord, use not permitted by tenant. Grills not allowed within 5ft of the house or on porch for use or storage. Grills only allowed 5ft away from house. 19. No outside clotheslines allowed. 20. No antennas/satellites allowed. 21. No waterbeds allowed. 22. No changing of water devices, i.e.: faucets and showerheads. 23. Tenant shall give landlord on (1) month written notice of moving on or before the first day of the month, after which the landlord receives the letter the 30 day notice starts and the landlord may show premises after giving tenant notice of entry. 26. On termination of tenancy tenant will leave premises as clean as found upon original commencement of tenancy and otherwise in as good condition as then. Cost of cleaning premises on tenant's failure to do so, and cost to repair any damage, shall be deducted from Security Deposit. If such cost exceeds amount of Security Deposit, tenant is to reimburse landlord the balance due within (30) days after receipt of itemized statement. Failure to reimburse landlord shall result in legal action, the cost of which shall be paid by the tenant. 27. In premises where kitchen stoves are the property of the landlord, such stoves, including the oven, are to be clean at termination of tenancy or a fee of $100.00 shall be deducted from Security Deposit. 28. In premises where refrigerators are the property of the landlord, such refrigerators are to be clean and the freezer unit defrosted at termination of tenancy or a fee of $100.00 shall be deducted from Security Deposit. 29. Windows are to be cleaned inside and out by tenant or service. Carpets are to be professionally cleaned upon vacating premises and receipt left for landlord or service charge will be taken out of security deposit for both services to be professionally cleaned. 30. No candles or burning incense to be used within the premises. 31. No smoking within the premises. 32.
