-A minimum of 3X the rent in combined tenant and total household income is required.
-A minimum credit score of 620 for all adult tenants

- All potential adult tenants over the age of 18 will go through the Landlord's chosen application and background check process.
- The application process is through Zillow and includes verifying identity, verification of income, employment, criminal background, credit report, rental history, and screens for previous evictions.
- The Landlord does not collect any of those fees.
- Landlord will not accept a reusable tenant screening report.
- No additional tenants or pets are allowed without written expressed permission by the Landlord.
- No subletting is allowed and is subject to eviction.
No additional tenants of any age, or pets will be allowed without written expressed permission by the Landlord. All potential new tenants over the age of 18 will go through a complete application and background check process. If additional tenants are taken into the home without proper notice and application process, all tenants are subject to eviction.
- Tenants pay all utilities, including water & garbage, electricity, internet.
- This is a non-smoking lease. No smoking of any kind inside the house. No guest or visitor may smoke inside the house.
- Pets are allowed with monthly pet rent of $15 per pet.
- Pet rent may be more at Landlords discretion if there is an abundance of pets.
- The current pet limit is 3 pets for the household.
- Proof of renter's insurance is required to rent this property.
- A copy of driver's licenses of all tenants (if of age) is required to rent this property.
- Tenants assume all responsibility and liability with concern to any and all of their pets, and any visiting pets and will comply with any city ordinance of pets including volume and barking.
- Tenants shall not cause or allow any unreasonably loud noise or activity in or on the property that might disturb the rights and comforts of neighbors.
- Tenants are responsible for maintaining the front and back lawn and grounds of the home, including patio and front steps. If tenants let the lawn go unwatered, thus damaging the lawn, or let the lawn go unmowed for long periods of time, tenants are subject to fees associated with care required to remedy, at the landlord's discretion.
- Tenants may park in the attached garage, in the driveway associated with the property or on the street in front of the property.
Insufficient income, unstable employment, insufficient proof of income, insufficient credit, previous evictions, criminal record, attempting to evade any part of the application process, or any misrepresentation in the application process may result in your application being denied.
