    The perfect homestead doesn’t exist? I’m here to change your mind. I bought this property in 2020, starting with a dilapidated house and garage built in 1900, that had to be torn down.     What the owner loves about this home
    Located in the heart of Lenox Missouri, a defunct town with only a church remaining. 11 miles to Salem, 20 miles to Rolla, 8 miles to Edgar Springs, 10 miles to Licking. Quiet neighborhood and great neighbors. One home heats with an outdoor wood furnace but it also has a propane fire place, it cools with window units. The other home heats and cools with a PTAC unit. Average monthly electric bills are about $200, a little more in winter and less in summer. Annual taxes are about $600. Insurance, like everywhere, continues to rise and I'm currently paying about $1700 a year.
