Walk to hiking & mountain biking trails. Abundance of wildlife. Owner lives on main level. Private entrance. 9 feet ceilings and many windows facing great views of bluffs and front range makes it feel light, bright and open. The living area is open to the kitchen, dining and more. Washer & dryer are included. Although this level is not air conditioned, it stays fairly cool in the summer with ceiling fans and keeping the sun out in the afternoon. You will have your own private patio to enjoy the views and sod to mow. Parking is one assigned space in garage. One vehicle preferred with good snow tires and 4/AWD or front wheel drive due to steep gravel driveway. An additional monthly fee will be charged for additional vehicles or persons due to wear and tear on driveway and noise. Utilities, internet and trash will be prorated, and an estimated share paid by residents. No sharing except the garage and interior stairs/landing. Also Zillow has some wrong information on some sites like balcony and air-conditioned that owner didn't put in. PLEASE NOTE: Coyotes, rattlesnakes, bobcats, wild turkeys, bear, deer, elk, mountain lions, red-tailed hawks, etc., have crossed the property and could be dangerous to unsupervised/inobservant humans and animals! Sorry no smokers/vaping/420/etc. No cats or puppies. Utilities, trash and internet wi-fi will be prorated (has been up to $275 for 2 people for a cold winter month - less for warmer months). Extra charge for second vehicle for wear and tear on long, steep gravel driveway and additional noise. Quiet TV's, music, voices, and no loud parties as owner lives upstairs. 2 person maximum occupancy. Pet rent $25/dog. You'd be responsible for mowing the sod with our mower, taking out the trash a good amount of the time, picking up pet waste, taking in mail as needed, etc. You need a good credit score, verifiable income of 2.5 to 3 times rent, good rental references, application. No viewings or applications until pre-screened and then by appointment only. Call 9a- 8p.
