Property is mixed use; you can have a business and a residential dwelling.  The building is fire damaged and in need of major repairs or complete tear down.  I'm in the final stages of permitting for the new building.  All the variances are approved and recorded.  The new building will have 600 sq ft of retail, 1,200 sq ft of warehouse storage with a 10' overhead door, and 900 q ft of office space.  Demo of the existing structure should be complete by the end of September '25.  The price will continue to increase as progress is made on the project.  New owner will need to seek their own approval for business use.
