    What's special

Scouting for a "location, location, location?" Here is a rare once in a lifetime setting in a downtown dead end cul de sac in the Mecca of western film, national parks and knobby tires. You cannot get closer to Moab's heart, yet feel so far from town. Dark, quiet, starry nights, majestic dawns and sunsets to die for, biking/hiking trails out the door, a full range of services within walking distance, lavish water rights and the home's residential footprint within a C-3 zone, all contribute to the value of this unique offering. Built in 1982-3 on a hill overlooking open space owned by the City of Moab, the home incorporates the first stone cabin built by settlers in the Moab Valley. Purchased by current owners in 2003, home and property were remodeled as a place to entertain and educate vacationing cyclists staying in luxury apartment suites just a few steps away. Now, it's a cozy home and private bike shop, an art space and a great location for a movie. The property is ripe for a modern efficient home compound constructed within the grandfathered footprint, oriented to face that western landscape with open decks, full windows and dangling gardens from which to witness spectacular sunrises and sunsets over the wooded wetlands, the majestic Moab Rim and the Colorado River Portal. Moveable personal and business assets are not included in sale price, but negotiable for the right buyer. C-3 zoning will always allow commercial expansion, but that choice is irreversible.
What the owner loves about this home
We feel great love for this very special place and it truly loves us back. The setting sun in that magical notch in the canyon marks the solstice and it's easy to understand this has been a place of reverence for a very long time. The beauty and solitude of the western side, dark starry nights, amazing sunsets and sunrises are consistently breathtaking, but there's a deeper feeling that's hard to express other than to say life is fragile and a great gift. This spot is calm and reassuring, but then you can walk to Main Street in two minutes to get a cup of coffee or a beer in an outlaw bar. At night, silence surrounds us but for the wind in the trees, crickets and occasional raccoon. Wildlife is always reminding us we are part of the environment. The wood boring flies, so uniquely inquisitive, harmless and friendly, expand their bodies to look like bees and consistently demand your attention. Birdsongs and spring rain! Wildflowers! The delicious atmosphere at dawn. Peace and quiet in the middle of town!! The auto parts, hardware, liquor store and other nearby vendors are like family. We are truly blessed to have cared for this place and let it care for us. Above all, this place keeps us fit because we're inspired to recreate, to walk into the wetlands, to the post office, health food store, and to workout on the BowFlex on the western porch/sunroom next to that stunning view.
