Situated at the end of a road with an incredible country view all the way past a huge private elk ranch and up to the mountains in National Forest, where there are countless trails for horses, ATVs, and with prime hunting.
This off-the-beaten path place may have "old bones", but everything has been made new, with a complete remodel to have a "farmhouse" feel, with an open fireplace and including floors and all new double paned, gas filled windows. We also revamped the whole water system- all automatic- starting with a new pump in the 118-foot well, a new pump and ozone filtration system in a 1800-gallon cistern that is on a float filled by the well, then a new "fat boy" pressure tank under the house, and all new PEX lines throughout the house. We have put spray foam in place of old insulation, and new metal siding that is maintenance free.
The front has wood and stone path that leads up to a large covered front porch surrounded by mature lilac bushes and various trees, completely furnished for amazing sunset and thunderstirm viewing. The back has an east-facing small covered porch, great for coffee in the morning sun. There is an additional room added on that could be a 3rd bedroom, and another additional room was used for storage and starting plants, but could be converted to more living space, with a green house-panel covered alcove in between the two additions, making a great spot for a summer garden, protected from the elements. The only thing we haven't upgraded is the furnace because it kicks out such good heat!
Near the house, we have put in a pad for an RV with electric and septic hookups, as well as a small porch- all behind and adjacent to the house so that each feels very private to you or your guests. Out front is a barbeque area with fire pit, grill, and full set of furniture for enjoying an evening with friends in the beautiful mountain surroundings, and with our "dark skies" there is some of the best star-gazing anywhere. There is a shed in the parking area we call the maintenance shed, and use it for tools. On the lot to the west we put in a 24' x 36' covered barn with siding on two sides, a large corral and a round pen. The East lot has plenty of grass to day-graze a couple horses and up top is an even better view of the valley and mountains- a great spot to build another home and keep one as a rental, guesthouse, or to split and sell! We have rented the house and the RV and there is plenty of potential for growth here, or keep a nice "space bubble" between you and the neighbors!
One MUST come see to appreciate this affordable place in the gem town of Pagosa Springs!

Overview
What the owner loves about this home
I love that this place is so close to town yet feels so secluded. We have wonderful neighbors in the community of friends who will always help ya out, and this sub-division is known for full freedom to garden or raise animals- with no HOA's. It is a place where one can truly "breathe"!
