Lease is month-to-month but shall not extend beyond 89 consecutive days. Extensions beyond this point are not guaranteed and require express written approval. Rent is due monthly via Zelle, unless another method is agreed upon in writing. Prorated rent is allowed for mid-month move-ins or move-outs. Early move-outs (less than 30 days) are still responsible for the full month's rent unless otherwise agreed. Renter's insurance is required with a minimum of $100,000 in liability coverage. Proof must be provided before move-in and maintained throughout the stay. The owner's insurance does not cover tenant belongings or liability. No overnight guests without prior written approval. No smoking or vaping inside the home or near windows/entryways. No pets unless explicitly approved with a pet deposit and written agreement. Storage of personal items is allowed in the garage with owner's consent. No space heaters, hotplates, or open flames in the room. No drug use or heavy drinking on the property. Tenant must notify owner promptly of any damage or needed repairs. Shared areas (kitchen, living room, bathroom) should be kept reasonably clean. Immediate cleaning is not required, but the space must remain sanitary and respectful to others. Owner lives on-site part-time, stays in a separate private bedroom, and may use shared spaces when present.
