Lease Term & Termination
The initial lease term is for one (1) year. Upon expiration of the initial term, the tenancy shall automatically continue on a month-to-month basis under the same terms and conditions, except that the rent may be lawfully adjusted in accordance with applicable notice requirements and rent-control rules (if any).
Either the tenant or the landlord may terminate the month-to-month tenancy by providing at least thirty (30) days' written notice to the other party of the intention to vacate, effective on the first day of the first month beginning at least 30 days after the date of notice.
