Keep the lot, unit, sidewalks and driveway clean and attractive. Ground cover, trees, plantings and grass are to be maintained and cultivated. Notify the owner of any observed deterioration or damage. Maintain the mailbox and key during tenancy and return mailbox key at end of lease. Treat all athletic and recreational facilities (such as basketball hoops, goals, swing sets, etch) as temporary- utilizing and removing them from view during the course of the day and not placing them on the street of the development. Place any decorations or lights for publicly observed holidays such that they do not unreasonably disturb the peaceful enjoyment of adjacent residents. Publicly observed holidays between December 1 and December 31 may not have decorations displayed prior to November 15th. Other holidays may have displays 2 weeks prior to the holiday. Removal of all such displays shall be completed with in 30 days of holiday. Any displays placed on the structures of the property must be affixed in a way as to avoid damage to the property. Obtain renters insurance $500k policy naming "Leif Paulson and Karin Collisson" as additional insured. Responsible for damage, repair or replacement for any misuse, abuse or negligence incurred on property. Notify Landlord immediately of water damage. Tenant will not Erect any temporary structure Alter drainage elements of the property Revise any landscaping grading, fences, materials, retaining walls or colors Perform within the Common Areas any of these activities: o Disposal or placement of debris, refuse, soil, rock or landscaping debris o Park, store, repair or dispose of any motor vehicle o Operate any motor vehicle o Remove trees or vegetation Conduct day-care, commercial or institutional activities Conduct any activity inconsistent with ordinances or zoning, or would diminish the residential character of the development, make a nuisance or increase traffic and/or parking inconsistent with the size of the family unit Conduct more than 3 garage sales on the lot in any 3-month period. Duration of such sales is not to exceed 3 days Perform any annoying, nuisance, noxious or offensive activity Dismantle or assemble any vehicle, machinery or equipment in the development Have any disabled vehicle, implement or accessory in the development for more than 48 hours Have any open fires on the property including candles. A propane or natural gas grill is acceptable for cooking outdoors if kept adequately apart from structures and combustibles Possess any animal within the unit or on the property. (Only a tenant-owned dog may be considered in the future by the owner- but only at such time as a screened and enclosed area for containing the pet is provided. At such time, the animal is not to be part of a breeding or commercial purpose. Tenant is to conform to local laws and ordinances and rules of the Homeowner Association. The animal may not run at large nor may the property have accumulated refuse. Pets are to be leashed and owner to pick up after pet when walking through the development. Pet stations are located throughout the development for use. Have any household pets other than approved small dog. This includes medium/large dogs, cats, pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water). Place any sign of any kind on the lot, unit or fence of the property, or carry such signage on the person, or display on any vehicle or trailer (exception: a political sign may be placed on the lot in the period 90 days prior to and 15days after the election) Place any doghouse, playhouse accessory building or outbuilding on the property Place any tanks, bins, shelving or other medium for storage of oil, minerals or other fluids on the property or below the surface. No processing of these products is permitted in or on the property Implement any additional water supply or waste disposal system Nail/screw any objects into the outside of home (siding, gutters, door or roof) including security cameras or lights Install or modify any antennae, satellite dish or collecting device as Architectural Control Committee and owner approval is necessary to ensure such equipment is screened and maintained in compliance with community guidelines. Affix any clothes hanging devices to structures nor implement such facilities without owner and Architectural Control Committee approval so as to achieve screening from public view Affix any aluminum foil, reflective film, newspapers, or any similar treatments to windows or doors.
