The property is located a few blocks east of University on the corner of 4th St. and 15th Ave. with easy access to downtown, the U of M, and major freeways. Located in the heart of NE Minneapolis - enjoy the NE Arts District and walk only a few short blocks to many restaurants, shops, and galleries. 1 block to Holland Elementary School. Rent is $1350 per month plus gas - owner pays electric, water, sewer, and trash. Deposit is typically equal to one month's rent. $20 application fee per adult. Qualifying applicants will have household income 3X the monthly rent, good rental references (rent paid on time, no lease violations, no money owed to previous landlords, apartments left clean and undamaged, etc.), decent credit, and no serious or recent criminal background. When you do please reference the property and include some information about convenient times for showings. Thanks! * Rents are late if received postmarked after the 3rd of the month. A $75 late fee will then be due. There is a $30.00 fee in addition to the late fee when a rent check is returned from the bank for reasons of insufficient funds. Your deposit will be returned to you in full (with interest) when you move out if: * you have not violated your lease agreement; * you have given proper 45 day written notice to vacate; * your apartment is left clean and undamaged except for normal wear and tear; * you have paid all rent and/or fees owing; * all of your keys are returned; * you have left a forwarding address. * The cost to replace lost unit keys is $15.00 per key. If all keys issued to your unit are not returned when you vacate, you will be charged $85.00 to rekey or replace each unit lock. $65.00 is charged for building entry keys and $15.00 for mailbox keys. * At the end of the initial lease period the lease will continue on a month-to-month basis if notice to vacate is not received and/or the Landlord doesn't change the rent. If this lease is, or becomes, month-to-month renter agrees not to give notice to vacate during the winter season beginning 11/1 and ending 3/31. Landlord agrees not to increase the rent during this period. * Only persons listed on your lease may live in your apartment. You agree not to give keys to anyone not named on the lease. * Members and guests of your household will not allow illegal acts, including drug related activities, to occur in or near the building. Loud activities that cause disturbance to other residents are unacceptable. Keep noise at a neighborly level at all times. All residents are responsible for the behavior of their guests. * If Renter has a garage he agrees to park his vehicle inside at all times, not in the parking lot. Renter will keep the garage clean, and the door closed and locked at all times. Renter agrees to keep vehicles parked on the premises insured with current license registration and in operable condition. Mechanical repairs may not be performed on the premises. During the Winter Renter will provide snow removal for the parking area. If a vehicle must be towed, towing fees are the responsibility of the Renter. * Management will keep the building in good repair and up to applicable codes. PLEASE CONTACT MANAGEMENT IMMEDIATELY IF YOUR APARTMENT OR BUILDING NEEDS MAINTENANCE. Renter agrees not to damage the property or to waste utilities, to keep the apartment clean, and to notify Landlord promptly when maintenance is required. You may paint your apartment if you agree in writing that if necessary you will return the walls back to the original color or pay to have the unit painted when you move out. * Tenant will remove snow from their parking area, deck, porch and/or stairs and otherwise help keep the walks and sidewalks of the property slip free. * Residents are required to give 30 days written notice before vacating. Notice to vacate may only be given for the last day of the month. If you move without proper written notice you are still responsible to pay rent through the end of the proper notice period. The penalty for using the deposit for last month's rent is double the deposit amount, as allowed by state law. * You must leave your apartment clean and undamaged when you vacate. $30.00 per hour will be charged to clean your unit. You will also be charged to repair or replace damaged property. Residents pay extra trash hauling fees when large items such as sofas or mattresses are left by the trash bins. You are responsible to have the carpets professionally cleaned on move-out day. * When proper notice has been given to vacate you will move out at Noon on the last day of the lease. There is a charge of $30.00 per hour for each hour you stay after noon. * If you do not pay your rent or violate the terms of your lease you may be evicted. All legal fees and court costs for this action are the responsibility of the renter. * The Landlord has the right to enter your apartment, with reasonable notice, to show it to prospective renters or buyers and to inspect for and/or perform necessary maintenance. In an emergency situation Landlord may enter without notice. * It is recommended that you obtain renter's insurance. The Landlord's insurance doesn't cover your personal property. * You will reimburse the Landlord for any damages you or your guests have caused the property. Residents will pay to unclog clogged drains / toilets when the problem has been caused by them. * Pets will not be allowed in your apartment without the written permission of management. * All residents agree to check smoke detectors at least monthly, to replace batteries as needed, and to inform management if the equipment needs replacement. * All residents must cooperate with management's efforts at pest control. Please inform us immediately if your unit needs attention.
