Our Application process is completely free, and can be shared at any point via Zillow messages or email! While our application does not check background or credit, it does heavily emphasize current rental/ownership history as well as employment. We do ask that as a household, applicants make more than 2.5X the monthly rent in monthly income. During the application process, applicants will be asked to provide proof of income in form of 2 recent pay stubs, or in some cases, an offer letter for new employment.
Provided applicants are approved, we'd ask for a Security Deposit equal to 1.5x monthly rent. This deposit is completely refundable depending on the Tenant's performance at moveout, and if there are any damages beyond wear and tear from their time in the unit. A checkout list will he provided prior to any lease signing to ensure applicants understand the standard they are held to in order to receive their deposit back. We do ask that all departing tenants pay to have their carpets/hardwood professionally cleaned by our preferred vendors!
Once a deposit is placed, then the unit will be removed from the market in applicants name. We ask that we sign a lease together within 24 hours of that point. Upon application approval, we will send a copy of a lease to ensure that applicants have time to review before we sign together! The next oayment due would be first month's rent and would be due by or before the first day ofbthe lease in order to receive keys!
Monthly rent here is 1,745.00 which will be due on the 1st of each month.
Tenant would be responsible for all utilities. Water/City Services, Gas, and Electric all average around $250/ month together.
We will accept pets with previous verifiable rental history. We do ask for a Non-refundable $350 move-in fee per pet, as well as another $45/month in pet rent. (These fees do not apply to chickens. Please ask for more details if you're hoping to raise chickens)
