No Smoking: Smoking is strictly prohibited inside the premises, including the individual unit, balconies, patios, and any other indoor or outdoor areas associated with the property. This includes the use of cigarettes, cigars, pipes, e-cigarettes, and any other smoking devices or substances. Violation of this policy may result in penalties, additional cleaning fees, and potential eviction.
Parking: The tenant will be provided with two guest parking passes. The tenant agrees to comply with any parking regulations or guidelines established by the landlord or homeowners' association, if applicable.
No Pets: The tenant acknowledges and agrees that no pets of any kind shall be kept on the premises without the prior written consent of the landlord. This includes all types of animals, such as dogs, cats, birds, reptiles, rodents, or any other domestic or exotic animals. Any violation of this policy may result in immediate eviction and additional fees for any damages caused by the pet.
Rental Fees: The tenant agrees to pay the following fees:
Security Deposit: $3,800 due prior to the commencement of the lease. The security deposit will be held by the landlord as security for any damages, unpaid rent, or other costs incurred during the lease term. It will be returned to the tenant, less any deductions, within the time frame specified by local laws upon the termination of the lease, provided there are no outstanding obligations or damages.

The tenant shall also be responsible for any repairs or damages caused by their negligence or intentional actions.

Termination of Lease: Either party may terminate this lease agreement upon providing written notice in accordance with the terms specified in the lease agreement or as required by applicable laws.
Governing Law: This lease agreement shall be governed by and construed in accordance with the laws of California. Any disputes arising out of or in connection with this lease agreement shall be subject to the exclusive jurisdiction of the courts in San Diego County.
Entire Agreement: This lease agreement constitutes the entire understanding between the landlord and tenant and supersedes any prior agreements or understandings, whether written or verbal, relating to the premises.
