Rent: $2,800.00 per month

1. Payments Due at Move-In
Tenant shall pay the following amounts prior to receiving possession of the property:
First Month's Rent: $2,800.00
Security Deposit: $2,800.00 (refundable, subject to the conditions of this Lease and applicable California law)

3. Rent Payments

4. Occupancy & Use
The property shall be occupied solely as a private residence by the Tenant(s) listed on the Lease Agreement. No subletting, Airbnb, short-term rental, or assignment is permitted without prior written consent from the Landlord.
5. Maintenance & Care
Tenant agrees to:
Maintain the premises in clean and sanitary condition.
Promptly notify Landlord of any maintenance or repair needs.
Be responsible for damage caused by Tenant, Tenant's guests, or pets (if approved).
Landlord will maintain major systems and structural components, consistent with California habitability laws.
6. Pets
Pets may be permitted only with prior written approval of the Landlord. Additional pet deposit or pet rent may be required if applicable.
7. Smoking
Smoking of any kind (including cigarettes, marijuana, or vaping) is not permitted inside the dwelling.
8. Parking
Tenant shall have exclusive use of one off-street parking space and the garage, included in the rental rate.
9. Entry by Landlord
Landlord may enter the premises only as allowed by California Civil Code 1954, including for repairs, inspections, emergencies, or to show the property to prospective renters or buyers with proper notice.
10. Move-Out Requirements
Tenant must return the property in clean condition, free of trash and personal items, and comply with all California move-out inspection procedures. Security deposit refunds will be provided within the legal timeframe.
11. Governing Law
This Lease shall be governed by and interpreted according to the laws of the State of California.
