If either party wishes to end the lease, a minimum 30-day notice must be given. The notice will not go into effect until the last day of the month in which it was given (e.g. if you want to move out on Sept. 30th, you must provide notice before August 31). All utilities will be placed in the tenant's name except the city's water, trash and sewer bill. That bill will be kept in the landlord's name and the tenant will be billed an estimated amount in advance each month. Any credits/debits owed when the bill arrives will be settled the following month. The actual rent amount will be $1400/mo., but a yard/snow care credit of $200 will be given at the end of each month during which the service was satisfactorily provided, effectively making the rent just $1200/mo.
