The minimum term of the lease is 6 months, and the maximum is 1 year. This is dependent on what the tenant prefers. Smoking is only allowed outside and 25 feet away from any open windows or doors. Tenants responsible for watering and general condition of the landscaping/yards (trimming, pulling weeds or paying a service etc.). Tenants responsible for quarterly pest control treatment (spraying the interior and exterior). No leaking vehicles in the driveway. Only personal storage and vehicles allowed. Tenant responsible for maintaining the overall condition of the property as it was when rented. Tenants are jointly and individually responsible for all standards in the lease dependent on the topic. Tenants are expected to keep a generally clean and sanitary condition of the property. This doesn't mean there can never be a little mess. It just means to clean up after yourself when you make a mess out of respect for each other. Rent is due on the first and a late fee is due if paid after the 5th of $100.00.
