ROOM FOR RENT SUMMARY
A newly renovated bedroom (approx. 10' x 10'6") is available for a 6 month sublease in a shared 3 bedroom house near the 10 freeway and Ontario Airport. Rent is $1,080/month with a $1,080 security deposit. First month's rent and deposit are required before move in. A holding deposit of $38.50/day is optional but non refundable if you decide not to move in.
UTILITIES (shared equally per person unless otherwise discussed):
- Power (SoCal Edison): approx. $74/person winter, $245/person summer
- Gas (SoCal Gas): approx. $26/person
- Internet (Fiber): approx. $20/person
- Water/Trash: approx. $54/person
Past bills vary depending on AC/heating usage. Electricity monitors are installed for transparency. Tenants have up to two weeks to pay their portion of utilities (Zelle or cash with receipt).
MOVE IN COST EXAMPLE:
- $1,080 first month's rent
- $1,080 deposit
- Approx. $174 utilities
Total first month estimate: ~$2,334. Monthly average after that: ~$1,254.
HOUSE DETAILS:
- Shared kitchen, living room, dining room (unfurnished).
- No main refrigerator provided, but space and hook up available.
- Central air; tile flooring; renovated shared bathroom.
- Spacious backyard; tenants may furnish common areas as agreed.
- Driveway parking for each room.
- Ring cameras in common areas and exterior; access provided to tenants.
ROOMMATES:
Two existing male tenants (25 and 52). The 52 year old is the on site property manager with a private bathroom. Rooms 1 & 2 share one bathroom. House culture is quiet, respectful, and generally independent.
EXTRAS:
- Free use of in home gym equipment, washer/dryer (must be used responsibly).
- Pet friendly (indoor if trained; outdoor if not).
- Current pets: bearded dragon and one indoor/outdoor cat.
LOCATION:
1.7 miles to Ontario Airport, 0.2 miles to I 10 freeway, walking distance to groceries, fast food, and strip malls. Quiet, stable neighborhood.

There are two rooms available and may be rented together or individually. The minimum term of the lease is 6 months, and the maximum is 1 year. This is dependent on what the tenant prefers. Smoking is only allowed outside and 25 feet away from any open windows or doors. Tenants responsible for watering and general condition of the landscaping/yards (trimming, pulling weeds or paying a service etc.). Tenants responsible for quarterly pest control treatment (spraying the interior and exterior). No leaking vehicles in the driveway. Only personal storage and vehicles allowed. Tenant responsible for maintaining the overall condition of the property as it was when rented. Tenants are jointly and individually responsible for all standards in the lease dependent on the topic. Tenants are expected to keep a generally clean and sanitary condition of the property. This doesn't mean there can never be a little mess. It just means to clean up after yourself when you make a mess out of respect for each other. Rent is due on the first and a late fee is due if paid after the 5th of $100.00. Utilities are divided with each room paying their portion to the property manager. Once a utility bill is available and posted, it is to be paid within 10 days. There is a washer/dryer and exercise equipment for you to use. But they are not part of the lease and owned by the property manager. meaning if they are broken, they are not required to be replaced. Living here is very relaxed and simple. Respect each other, respect the property and everyone should be happy and enjoy their lives living here.

I am a 52 year old male. I am currently retired/disabled and at home most of the time. I do have a bearded dragon named Zenyo and I do wear her around the house sometimes.
Second roommate is 25, male and works night/graves. He has a cat named Loki.
