Move-In Special - 1st Month's Rent 1/2 Off (average rent for a 12-month lease would be $1,318 per month with the 1st month 1/2 off rent discount) This 2-bedroom, 1-bathroom home is located near downtown in the Maple Ridge historic community and next to SoBo, steps away from Midland Valley Trail, Maple Ridge Grocery and Bishop Quigley's. This dwelling is in front of a small studio dwelling that faces E. 19th Street. One parking spot is available on the driveway at the rear of the property facing E. 19th Street. This residence does not have a backyard. The home includes granite countertops, hardwood floors, ceiling fans, central heat and air, gas range, refrigerator, dishwasher, washer and dryer. Pets are allowed on a case-by-case basis and must have owner approval prior to move-in. Pets are subject to pet rent and a separate security deposit. Property now available for rent. Rent is $1375 per month with a 12-month lease. Security deposit is one month's rent and due at the time of lease signing. Tenant responsible for utilities (gas, water, electric, trash, cable, WiFi, etc.), owner is responsible for lawn care. No smoking allowed. Pets are allowed on a case-by-case basis and must be approved by ownership prior to moving in. Pets are subject to a separate security deposit and monthly pet fee. Applications are $30 per applying tenant. An application is required on file prior to scheduling a tour. If an applicant does not meet 2.5 times the rent, a co-signer may be used as long as they prove they make 5 times the rent and have a credit score of 600+. The co-signer must pass the complete background check (criminal, credit, rental, ect.). Applicant Requirements: - Must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts. In respect to property jurisdiction within state law some applicants will be required to provide current proof of emancipation. - Satisfactory credit rating (credit rating under 600 will be automatically denied) - Verifiable and Favorable Rental History. We will check for rental or mortgage history of three years or two landlords (your name must have been on the lease or loan agreement from a non-relative). We reserve the right to consider references that may exceed that timeframe. Any instance where a reference of at least 12 months (can be a combination of multiple references) cannot be obtained, a deposit equal to one month's rent will be required, in addition to normal security deposits. - Proof of gross income that is 2.5 times the monthly rent - No more than 5 tenants in a 2 bedroom dwelling at a time. - A copy of government-issued photo identification provided with application. - Active rental insurance policy is required 3 days prior to move-in - Immediate disqualifications from the application process include: A current, non-discharged bankruptcy action, falsified or inaccurate information, eviction less than 5 years, housing-related debt or negative rental reference with documented reasons, if applicants are convicted, pled guilty, or no contest to a felony crime in the last 7 years. Once an application(s) has been approved, the property manager will share a Contract To Rent with the applicant to sign. When a Contract To Rent is signed, a $100 Holding Deposit must be paid to the Property Manager and will ultimately go towards the security deposit. If applicants cancel after 72 hours, they will forfeit the holding deposit. Please note that the property is not reserved until the Holding Deposit is received and the Contract To Rent is signed and submitted to the property manager.
