10. Pets: Small pets are allowed with Landlord's approval and additional deposit of $200.
11. Right of Entry: Landlord may enter the premises with reasonable notice for inspections, repairs, or to show the property, in compliance with applicable law.
12. Default & Termination: Failure to pay rent, maintain the property, or comply with lease terms may result in termination of this Agreement in accordance with state law.
