UPDATE: Chance of a Lifetime: Hail-Dent Special! THE BAD NEWS: With the recent hailstorm that visited Sundance with tennis ball-sized hail, the siding, facia, and gutters were dinged up. (The new roof with class 4 impact-resistant shingles held up fine!) THE GOOD NEWS: The insurance adjuster just gave us $10K toward these repairs. While initially a bummer, it makes for new opportunities for buyers. Here are a couple options: OPTION #1: Purchase the house for the asking price of $175K. We’ll put the $10K into an escrow account to use as you wish. This allows money set aside for you to fix the hail damage as you see fit… or spend it on old medical bills, or for that vintage Star Trek steak knife set you’ve always wanted! OPTION #2: Purchase our house for $165K (as-is regarding the hail damage). It lowers the overall mortgage amount (and thus the monthly payment), and is especially helpful to someone young and handy. Get into a great house cheap (with $25K in equity!) and then whittle on projects… like hail dents! (Keep in mind that the Zillow “Zestimate” has our house hovering around $190K) In about a week, we will list with a realtor and increase the price to accommodate for their commission. In the meantime, act now to get this deal! Original house description: This quaint ranch house in a well-established Sundance neighborhood is the perfect mix of old and new. Move-in ready, the roof (class 4 impact-resistant architectural shingles will lower your homeowners insurance premiums), double-pane Pella ThermaStar windows, PEX & PVC plumbing, 200A electrical service, appliances, and finished basement are all new. While every room has been remodeled, the original petrified wood retaining wall, hardwood floors, and white metal kitchen cabinets retain vintage charm. There is a chimney (which we used chunk wood and pellet stove over the years). The house is currently heated by an electric forced-air furnace with two baseboard heaters downstairs. I split the heat into a separate panel to take advantage of Powder River Energy Corp.’s “Heat Rate”, which saved us roughly $40/month on winter heating bills. The brand new basement master suite boasts a walk-in closet, ¾ bathroom, and egress window. A detached one-car garage (built in the 1990s/early 2000s?) on the alley is adjoined by a gravel parking area. The back deck faces Sundance Mountain, and four raised garden beds and tasteful landscaping add to the curb appeal, while well-established trees provide apple sauce and wild plum jam.
