V. RENT. The Tenant shall pay the Landlord, in equal monthly installments, $4500 ("Rent with Utilities included"). The Rent shall be due on the 1st of every month ("Due Date") and paid under the following instructions: Cash Only.
VI. LATE FEE. If Rent is not paid on the Due Date:
- There shall be a penalty of $95 due Every Day Rent is Late. Rent is considered late when it has not been paid within 5 day(s) after the Due Date.
VII. SECURITY DEPOSIT. As part of this Agreement: The Landlord requires a payment in the amount of $4500 ("Security Deposit") for the faithful performance of the Tenant under the terms and conditions of this Agreement. Payment of the Security Deposit is required by the Tenant upon the execution of this Agreement. The Security Deposit shall be returned to the Tenant within 14 days after the end of the Lease Term ends AND in the condition the home is left as it was given. To the contrary, half or all of The Security Deposit won't be returned. according to the damages caused. This Security Deposit shall not be credited towards any Rent.
VIII. SMOKING POLICY. Smoking on the Premises is:
-Prohibited on the Premises and Common Areas.
IX. PETS. The Tenant:
- Shall not have the right to have pets on the Premises or in the common areas.
X. REMODELING
-Remodeling cannot be made unless with the Landlord's permission.
XI. ADDITIONAL TERMS AND CONDITIONS
-No mechanic works inside or outside of the house. This includes the driveway.
-No holes shall be made in any walls.
-No more than six persons living in the home.
-No business of any type should be conducted inside the home.
-ID must be provided upon request of the home owner.
-The home will have an inspection every 6 months with a notice by letter 48 hours ahead of time.

XII. ENTIRE AGREEMENT. This Agreement contains all the terms agreed to by the parties relating to its subject matter. The Landlord and Tenant agree to the terms and conditions and shall be bound until the end of the Lease Term. If any of the Terms and Conditions listed are disobeyed or compromised the landlord can terminate the lease.
