    I have converted my 2000 sq foot home in a quiet family-oriented neighborhood in HB into a duplex. This 2-bedroom 1 bath apartment is the front part of the duplex and there will be tenants living in the back part--units are completely separate. This charming apartment with beautiful wood floors and a beachy vibe has a full kitchen that shares space with the living/dining area, 2 full bedrooms and 1 bath. The space is limited to a 2-person rental, due to its small square footage, which is about 700 square feet. There is ample street parking directly in front and to the side of the house, and a side patio for your use. The duplex is 1/2 mile from the best beaches in Southern California while being 2 miles from the Huntington Beach pier and 2 miles from the Newport Beach Pier. There are excellent walking and biking trails from the house, world-class surfing is mere minutes away while being close to shopping and excellent restaurants. PLEASE NOTE: The apartment is UNFURNISHED--the furniture in the photos was for staging purposes only. The neighborhood is very family-oriented with lots of young families and some older folks who are original owners. The neighborhood is quiet by 10 pm and I'm looking for tenants who are also responsible, friendly and quiet. There is not outside available storage as the garage is a studio space where the owner occasionally stays when they are in town. The owner splits their time between Hawaii and California. All utilities are included. If the gas bill spikes in the winter, tenants will be required to help pay the bill. Gas is included in summer months. House is powered by very efficient Solar energy. This rental is suitable for 2 people only. Utilities are included, however tenant will need to communicate with other tenant to set the house temps in winter. Owner will pay $40 a month of gas bills; anything above that will be shared with both tenants. One or Two year lease There is plenty of parking on the street directly in front or on the side of the house, please no more than 2 cars. Lawn care is included Monthly cleaning service is included and mandatory Tenants will need to bring trash cans to the street on Sunday nights to be picked up on Monday mornings and bring the trashcans back into the side yard. Tenants must clean up after their pets. Noisy pets are cause for lease termination.
