The standard lease term is for twelve (12) months, beginning on [start date] and ending on [end date], with the option to renew on a month-to-month basis thereafter with a 30-day written notice. Monthly rent is $3,800, due on the first day of each month, with a late fee of five percent (5%) applied to payments received more than five days after the due date. Rent may be paid by direct deposit or through an approved online payment system. A refundable security deposit equal to one month's rent ($3,800) is required at lease signing and will be returned within 21 days after move-out, less any deductions for damage or unpaid rent. Tenants are responsible for all utilities, including electricity, propane for heating and appliances, water, sewer, garbage, recycling, and internet/cable service. The owner covers HOA dues, property taxes, and homeowners insurance. Tenants are expected to maintain the yard and landscaping in a clean, well-kept condition.
