This lease agreement is for a beautiful three-bedroom, two-and-a-half-bath home located at 2279 Elger Park Road on Camano Island, Washington. The standard lease term is for twelve (12) months, beginning on [start date] and ending on [end date], with the option to renew on a month-to-month basis thereafter with a 30-day written notice. Monthly rent is $3,800, due on the first day of each month, with a late fee of five percent (5%) applied to payments received more than five days after the due date. Rent may be paid by direct deposit or through an approved online payment system. A refundable security deposit equal to one month's rent ($3,800) is required at lease signing and will be returned within 21 days after move-out, less any deductions for damage or unpaid rent.
Tenants are responsible for all utilities, including electricity, propane for heating and appliances, water, sewer, garbage, recycling, and internet/cable service. The owner covers HOA dues, property taxes, and homeowners insurance. Tenants are expected to maintain the yard and landscaping in a clean, well-kept condition. The owner is responsible for major structural and mechanical repairs, provided that any damage is not caused by tenant negligence. All maintenance issues must be reported promptly in writing.
Occupancy is limited to four (4) persons, and the property must be used solely as a private residence. Subletting or short-term vacation rentals (such as Airbnb or VRBO) are not permitted without the owner's written consent. Pets are allowed only with prior written approval; a maximum of two small pets or one large pet is permitted, along with an additional refundable pet deposit of $500 per animal. Tenants must comply with all HOA pet and community regulations and maintain cleanliness on the property.
