Property: The Landlord agrees to rent to the Tenant the one-bedroom apartment located at 2398 Horn of The Moon Rd, Montpelier, VT ("the Property"). The property comes with one parking lot on site. 2. Term: One month minimum. Up to 6 months renewable upon new lease. 3. Rent: The Tenant agrees to pay the Landlord $1450 at the beginning of the month. A $1450 deposit is required upon signing the agreement. 4. Notice of Termination: Tenant: A tenant may terminate the lease by providing 15 days' written notice to the landlord. Landlord: The landlord may terminate the lease for non-payment of rent, and/or breach of lease terms by providing 15 days' written notice to the tenant. 5. Grounds for Termination: Non-Payment of Rent: If the tenant fails to pay rent on time, the landlord may terminate the lease after 15 days of written notice. No Pets Policy: No pets are allowed on the Property without the prior written consent of the Landlord. Subletting: The Tenant shall not sublet the Property or assign this agreement without the prior written consent of the Landlord. 14. Entry: The Landlord reserves the right to enter the Property at reasonable times to inspect, make repairs, or show the Property to prospective tenants, with at least 24 hours' notice to the Tenant. 15. Care of the Unit: The Tenant agrees to: Keep the Property clean and sanitary. Dispose of all garbage in a timely and proper manner. Use all appliances, fixtures, and equipment in a safe and proper manner. Not make any alterations to the Property without the Landlord's prior written consent. 16. Governing Law: This agreement shall be governed by and construed in accordance with the laws of the State of Vermont.
