Before discussing lease terms I would like to say that our previous tenant lived in this home for almost six years as his children attended Pacific Crest Middle school and Summit High school. My wife and I were happy to extend their lease during this period. With this said, the term of our lease with a new tenant will be 11.5 months for the first year. This allows us to terminate the lease (per Oregon landlord/tenant law) if there are problems during the first year. If the tenant enjoys the residence and all parties have a mutually respectful relationship then there will be no resistance in extending the lease if this is what the tenant desires.
