The Roof was custom designed to provide R53 polyurethane insulation inside structurally integrated panels for the sub-roof that is covered with new high durability standing seam steel roof. The home has allnew windows from Mi Window made in Gratz, PA . Every reasonable effort was made to use local or regionally available products and tradesmen. On the outside, each window is appointed with cast-metal window trim, originally from an old inn that used to be on the Isle of Que. These decorative window trim pieces were sand blasted and powder-coated prior to being installed. The addition also serves as a covered patio with a wood lined ceiling to reflect the charm of the original structure. The inside of the downstairs has also been transformed from a once dreary downstairs apartment to a single-span open concept great-room with exposed wood-beam ceiling, and original natural brick walls. A bathroom has also been added to the downstairs with custom ceramic tiling, woodwork, and a custom shower designed for people but also designed to accommodate washing four-legged fur friends! Worried about flooding...don't be this three-course thick true brick home has stood the test of time and previous floods but more importantly, it has been totally upgraded to meet the newest FEMA flood mitigation measures to include flood vents. The subgrade elements of this home were expertly engineered with new sub-grade power, water and sewer then the original foundation was backfilled with an additional concrete footer, and then basement was filled-in with appropriate compacted material, stone, and then capped with a steel reinforced eight-inch-thick concrete slab. This downstairs space feels like a retreat into yesteryear and, with the oversized (4'x9') double barn doors open, it becomes the perfect indoor/outdoor entertainment area with outdoor patio creating a combined total space of nearly 1500 square feet. The exterior of the brick home was expertly prepped, sealed, and painted with a beautiful pure white for the brick, and rich black color for the trim and original corbels.
