If rent and /or late fees is not paid, the payment will be considered INCOMPLETE and the account will remain DELINQUENT. If rent and/or late fees remain unpaid beyond the grace period , Landlord may issue a 5- DAY NOTICE TO PAY RENT OR VACATE in accordance with the South Carolina law (sc code s27-40-710) if tenant does not pay the full balance ( including late fees) within the notice period, Landlord may terminate the lease and begin eviction proceedings. Tenant will also be responsible for any court costs, filing fees, and atterorney's fee incurred due to nonpayment. If tenant or Landlord does not plan to renew the lease, there must be a 30 day notice. Tenant shall be responsible for all utilities, including but not limited to electric, water, sewer, internet, and cable services, as well as garbage pickup and any related fees. Tenants are responsible for mowing the lawn and keeping it neat and orderly condition throughout the lease term. If tenant fails to maintain the lawn during growing season, Landlord may hire a professional service and the cost will be charged to the tenant as additional rent . Tenants must have renters insurance with landlord as the interested party. Everyone over the age of 18 must be listed on the lease. Landlord will provide and installed HVAC air filters on a monthly basis. Tenant agrees to allow access for this maintenance with reasonable notice. There is no smoking in the house. The $50 monthly pet fee is per pet and the dog deposit of $350. per pet. There will be no dogs on the dangerous list allowed. The limit of adults is 4. The house will be treated with respect as well for the respect of the neighbors.
