    What's special

    New roofLarge yard
Home is 1935ft Under Air, 2692ft Total, on 2 Lots w/ Frontage on 2 Roads, almost a half acre, Stucco Wall area in Backyard w/ Gates for pets/privacy, 12x16 Shed, 6x10 Tool Shed, with 6x8 Carport for lawn tractor, Large Shaded Nursery Area with Plants, New Roof 2023, New Water Heater 2024, New Exterior Paint 2025, Overhead Water Piping 2022, AC is 9 yrs old and has been serviced every year, Ductwork is 4 yrs old, plus many other upgrades....House is not perfect, to be honest it could use new tile, does have modern 16" tiles throughout but some are cracked, bathrooms & kitchen were remodeled about 15 yrs ago, so a little outdated but not bad. House is well built and has been thru several MAJOR Hurricanes with zero structural damage!......We have a recent 3/31/25 passed inspection of Septic System and an April 2023 passed 4 point inspection. Back of home has a bonus 14'x22' room with small AC duct which I use for my business and has a separate entrance at the back of the house. It also has a small half bath which is not show in the disclosure or pictures, it needs remodeling. The rear lot is great for RV & Boat storage or build a large metal garage like all my neighbors did, you could also build another house if desired. We not interested in a realtor at this point, we do have several friends who are realtors which we will use if we decide to go that route......The price is pretty fair and somewhat negotiable, it's not a desperate sale and it's a good deal if you are looking for a large family home in a GREAT neighborhood where you can pretty much do what you want! We have been here 10 years and are ready to retire so thinking it's time to downsize. If you want to check it out call or text me, Scott @ 941-623-7741
What the owner loves about this home
Harbour Heights is a golf cart community, it is EXTREMELY safe and VERY friendly, there's a great park a short distance away with 2 boat ramps, fishing piers, pickleball, shuffleboard, playground, pavilion & more. There is also a nice church, a convenience store, a quaint little bar and an auto repair shop, but that's about it, pretty quiet neighborhood!! They have golf cart parades, a civic association and a yacht club, but not much riff raff, community is pretty tight knit but very easy to join in, all the neighbors are friendly, easy going and welcoming!!
