    What's special

Beautiful little ranch style home.actual s.f.is a little over 800 s.f. New insulation blown in attic in 2009.Had over 18 inches of pink panther blown in the attic. Also have added a new super bright front porch LED light. Also have added a new LED light on the north side of house. Also have a new LED light on the back of the house.Bright enough to light the entire back yard,The new front and back yard LED lights are hard wired.I have had 4 trees removed that were all over 35 feet tall that were beggining to have limbs get to close to the house.Had othe smaller trees cut down and hauled off.Over the past 2 years I have spent numerous dollars just on tree removal, trimming, and hauling off.In the 2007 ice storm a branch from an elm tree in the back yard, which by the way I had cut down last year, fell on my electric line and tore the wearherhead and electric meter off the back of the house.Had a brand new weatherhead replaced and a new meter and box installed. With the removal of the elm tree and trimming of the Black Walnut their will not be any chance of a limb causing this type of damage again.House has new windows installed in 2010.Double pane vynyl windows with argon gas in between the panes.Entire outside of the house Has DuPont house wrap over 3/16 OSB.Makes the house rigid. Then Put vynyl siding on the house and had the windows trimmed with white aluminum trim. This spring I Just had vinyl and aluminum trim installed on all the wood trim on the entire house this summer.I also had a small concrete walkway installed in the backyard from the back porch to the backyard gate. Then I had a new paver walkway installed from the backyard gate along the entire north end of the house to the driveway. Also had a brand new Larson storm door installed on the front of the house. It is the top of the line storm door that Lowes sells. It is solid glass from top to bottom and has a latch on the inside of the door that you press and slide the glass down from top to bottom and then you have a storm door that is half screen and half glass which is very nice to have in the spring and summer. The storm door also has a heavy duty lock on the inside of the door for added security so you can keep your front door open and take advantage of the ability of the door to be half screen and half glass in the spring and fall.and has 2 pistons on the door to help it open and close because the door is so heavy.Makes a great difference in the inside of the house as far as keeping it cooler in the summer and warmer in the winter and cuts down on dirt or grass coming in the front of the house.also adds great curb appeal because the house has a light gray colored vynyl siding with all white trim.So I picked out a black colored storm door to go along with a black mailbox and put up 4 inch black address numbers on the front of the house for contrast because of all of the new white vynyl trim. basically the house Is now maintenance free. Also had a solar vent installed in the attic to vent it out in the summertime.Makes a big difference and you can’t hear it kick on or off.The electric bill is 69.50 per month and that is with 2 window units running in summertime.Im on the fixed billing plan that OG and E offered. The bill has went down 3 separate times. The new windows and insulation and house wrap with the OSB have made this little house very energy efficient. The average gas bill in the winter time is a maximum of 75.00 per month. The house is heated with a floor furnace that is 12 years old and heats the entire house no problem.Gas heat,Gas stove, and Gas hot water heater.Comes in handy if there is a power outage in the wintertime. No need to go stay somewhere else. All you need are some candles and flashlights. You can stay warm and toasty during the entire outage while people with total electric need a generator or have to leave until power is back on.
