Quiet professionals looking to rent our basement to a couple or 2 single individuals who will respect our home. Full sunlight basement apartment with private entrance. Private driveway with spots for two vehicles and access to the apartment, no stairs. Private patio. Freshly painted, new or newer appliances. Peaceful residential, established neighborhood. City park close by. 3 bedrooms and 1 full bath. Laundry room, storage closet, large family room and new kitchen with pantry. Landlord provides maintenance. Renter is responsible for snow/ice removal. Additional Rules: Occupancy: The total occupancy for this apartment shall not exceed 2 individuals. Parking and outside area: Tenant will only park in the designated private parking space. Designated parking space is designed for two vehicles only. No mechanical work, bodywork, or oil changes permitted. No RVs, ATVs, motorcycles, or bicycles. Tenant is responsible for snow and ice removal and is expected to keep area clean and tidy. Tenant will have own trash and recycle containers which are to be stored only in the designated area, close to the front fence. Trash and recycle pickup falls under the Santaquin schedule (usually Mondays) and tenant is responsible to take trash containers out on the street for pick up and must return them to their designated spot by 10pm that evening. Tenant has own private patio for use but is not to use Landlord's backyard. If tenant destroys designated parking area, tenant will pay to have the area re-compounded. Quiet Hours: The Tenant agrees to abide by the following quiet hours: 10pm at night until 6am the following morning. Noise levels on the TVs, music, computers, electronics, appliances, etc. must comply with the quiet hours. In addition, Santaquin City has a noise ordinance which applies to both inside and outside and the tenant must abide by that noise ordinance. See the Santaquin noise regulation on their the website for additional details. Inside apartment: No smoking, no vaping, no alcohol, no drugs, no meth labs, no use of CBD oils or products, no acetones, no solvents, no paints, no sprays, or any other substances that release strong odors. No guns or firearms. No holes permitted in the walls. Tenant will not touch the water valves, furnace, water filters, or electrical panel. None of the three bedrooms will fit a king size bed. Heating and AC: No electric or propane heaters or any other heating devices are permitted. Heat and AC is from central forced air. No installation of ceiling fans without landlord approval. Standing fans are permitted. No tampering with the furnace area and proper ventilation must be maintained. No covering the vents or closing them. Appliances: For convivence, the Landlord has provided a used washer and dryer. If there is a malfunction of either the washer or the dryer, the landlord will remove but not replace the units however, tenant is welcome to purchase their own and install it. The instillation and removal must be done by a licensed contractor/company. All other appliances are either new or three years old and are part of the apartment. Tenant is expected to keep all appliance in good working condition. Visitors: Tenant may host visitors but guests who stay longer than 2 nights must have written approval from the Landlord. Guests may be charged up to a $25 nightly fee per guest. During the winter months, per city code, vehicles may not be parked on the street. There is no overnight street parking permitted. Visitors who park on the street during city approved months, must park across the street from the house. The Landlord's parking area is strictly off limits which include all street parking that is closest to the house. Any street parking violation (including any fines from the City) will be the sole responsibility of the Tenant. Pets: Landlord will consider pets (only cats and dogs) on a case-by-case basis. An additional fee will be charged per month per pet with an additional cleaning deposit. Landlord must meet all pets prior to an application being fill out by prospective tenant. Mail: Tenant is responsible to obtain their own PO Box from the Santaquin Post Office. Outside Patio: Tenants may use a propane smoker or grill outside however, they cannot be stored or in use under Landlord's back deck. Patio must be kept clean and tidy. Security Deposit: The security deposit may be returned in full upon check out if no damage has occurred (beyond reasonable wear and tear) and the apartment is cleaned to Landlord's satisfaction (as when Tenant started occupancy). Owed rent, property damage, repairs, and/or cleaning will be taken from the security deposit. Landlord and Tenant will complete a walk through prior to Tenant moving in and moving out. Eviction: Landlord and Tenant will follow Utah Rental Code. Rent is due the 1st day of the month. 6 Month contract. $100 per month for utilities. Utilities include water, sewer, heat/ac, electricity, trash and recycling collection, and internet. The Tenant must sign a Utah Standard Residential Lease Agreement as well as the additional rules, provided by Landlord. No government subsidy housing permitted. No co-signers who are not living in the unit are permitted. All individuals 18 years and older who will be living in the apartment must sign the agreement and additional rules. Pets must be approved by landlord, be current with all vaccinations, and will incur an additional fee of $50 per month per pet. Additional pet deposit will be required and agreed upon prior to signing a contract.
