Application Fee: $50 per adult (non-refundable). Every occupant age 18+ must complete a separate application. Application fee includes credit report, criminal background check, eviction history and income/employment verification.

Income Requirement: Combined gross income must be at least 3x the monthly rent.
Identification: Valid government-issued photo ID required for all applicants.
Rental History: Provide 3 years of residence history with landlord contact information.
Credit Requirements: Minimum average credit score of 650+ to qualify, or 600 to 649 with additional conditions (e.g. higher deposit or co-signer).
Automatic Disqualifiers: Recent bankruptcies (within 18 months), unpaid landlord balances, or eviction filings within the past 5 years.
Fees & Monthly Obligations
Tenant pays all utilities (gas, electric, water, sewer, trash, internet).
Animal Rent: ~$50/pet/month
Pet Fee: $250 non-refundable per pet
Late Fee: $95
Returned Payment Fee: $50
Administrative Fee: No admin fee
Tenant-caused damage or lease violations billed as incurred
General Terms
Lease Term: Minimum 12 months.
Security Deposit: Typically 1x monthly rent, refundable per lease terms and state law.
Processing Order: PreQualifications/Applications reviewed first-come, first-served once complete.
Pets: Allowed where noted (small to medium dogs only).
