The entire complex was structurally upgraded beginning in 2022. The original owners did not set aside or consider funds for future improvements or repairs. We all paid scheduled assessments for having this done in the approximate amount of $5,000 from each unit. We have owned the property since 2015 and the buildings are in the best shape they have been since we bought. Each individual unit is just that, they have all been defined by their owners. There is a very wide range of sales prices, and one reason this is prevalent is individual condos have had different degrees of maintenance, and upgrading to the interior of the condo. This unit has had the heating unit replaced, Kitchen appliances have been replaced and bathroom fixtures replaced. "Bath-Fitter" fixtures were offered to us all at a group discount and we took advantage of refurbishing the bathroom. Handicap safety bars were also added to the bathroom. The hot water heater has been upgraded, and the circuit breakers have been brought to code. The balcony has been reinforced and refurbished. Many of the original units have not been updated thus, their sales prices are lower. This year, the Sevier County Fire Department required us to be assessed through their program with a $250 fee since the units are rental units. This unit has been upgraded to what we were informed need to be updated or improved. We will see that all conditions are met when we have received our approval. The total Taxes to Sevier County Trustee are a total of $453.00. Utilities are through Sevier County Utilities and the water usage only, is paid with the HOA fees. The HOA fees also include Comcast Cable and Internet.
Deer Ridge Mountain Resort is a part of the Cobbly Nob Community and pays an annual assessment of between $1,400 to $1,5000 to maintain the security in the community, and also to maintain the roads to the Deer Ridge complex. This includes scraping and removing snow. Owners also have access to the Gary Player designed Golf Course that you cross to the road that ascends to the resort.

What the owner loves about this home
We have enjoyed this beautiful condo for over 10 years. During that time, we have not treated this as an investment property. Access to the property is convenient, as the condo is situated on the main level, eliminating the need for stairs. No carrying luggage up stairs because there is no elevator. We had not intended to rent the property at all, but the manager of the complex talked us into it to generate the income to pay the expenses. Every year, we would stay a month or two in the middle of Winter, several long week-ends in the Spring and always in October for the Craft Show in Gatlinburg and Oktoberfest hosted by the Homeowner’s Association.
We have lowered the price by an amount that does not include the realtor’s fee in order to market the property as we have used it. We would definitely want someone to purchase the unit to enjoy themselves as much as we have. We have had an attorney we trust, that will be available to draw up a contract and execute the closing. We will not pay a realtor’s fee and it has been off the market long enough to satisfy the previously listed restriction.
