Failure to report water leaks, mold, or pest infestations may result in charges to the tenant for damages or remediation costs. 6. Illegal Activity Tenant shall not engage in, nor permit others to engage in, any illegal activity on or around the premises, including but not limited to the manufacture, sale, possession, or distribution of illegal substances. 7. Late Fees If rent is not received by the due date, a late fee of $20.00 per day shall be assessed for each day the rent remains unpaid, not to exceed $200.00 per month. Late fees are considered additional rent and are due immediately upon assessment.
