Tamiami Trail is 6 miles, lined with nearly every restaurant franchise, as well as all other services and businesses anyone could need. 12 miles from Englewood public beach and public fishing boats on the Gulf. 15 miles to Punta Gordas Fishermans Village with several sightseeing boat cruises available for the price of a ticket. Very small, cozy mobile home with a lot of privacy. Comes with a washer and dryer, (in a small shed), small refrigerator, electric range, microwave, 2 TVs, 2 wall a/c units, and it's cable/internet ready. One bedroom and one bath with a tub/shower in the bathroom. Very limited closet space with one dresser in the bedroom. The kitchen connects to the dining area which leads to the living room. Outside is a 200 Sq ft. screened concrete patio giving the place a little more elbow room. It's in a flood zone. 2024s hurricanes brought water inside, but it went down the same day and left minor impact. I've owned it since 2016 and that's the first time it breached the lot. It's a very simple place with distant, partial water views. Walking a third of a mile down the street is a view of Charlotte Harbor. I've put a canoe in there and had some luck catching Mangrove Snappers and small Redfish. I've seen some fishermen catching Sheepshead in the Spring, off the pier. Since 2017 the 2" by 6" floors joists, 3/4"plywood, concrete board, and tile have been replaced as well as the wall studs, drywall, bathroom, water heater, and roof (done by a professional roofing company). The windows are original and two are sealed tight because they leaked. The best remedy is replacement to have these two functionally open and close. They're basically picture windows now. The overall persona of the place is good. It's ready for one or two peoples residence or a cabin-like escape, where a boat could be left waiting in the crescent shaped driveway.
