All utilities are included in the monthly rent, excluding electric (Dominion VA Power). That includes water/sewer, trash and lawn care. We verify income, rental history and credit history for each person when processing applications, and all adults must be on the lease.
Interior:
The primary bedroom is spacious, with a walk in closet, and an en suite bathroom. The secondary bedroom, located at the other end of the property, and next door to the 2nd full bath. The kitchen boasts new cabinets, countertops, appliances and flooring. There is a large living-room and separate eat-in kitchen that is open concept. Replacements and upgrades include: New flooring throughout the entire property, including new ceramic in both bathrooms and high quality wood flooring in the rest of the home. A new HVAC heating/cooling system has been installed with a smart thermostat. New plumbing lines, as well as new bathroom, new water tank, new toilet/vanity/shower. The kitchen cabinets and countertops were custom made and installed, which look and work great. New refrigerator and convection stove/oven included.
Exterior:
Significant work has been done to the exterior, including new doors, partial new windows, porch, etc. We will be coating the exterior in the next month, and waiting for the pollen to subside. There is parking for two compact/mid-size vehicles.
Neighborhood:
The neighborhood is small, quiet and safe, with an on-site satellite office 7 days a week. We are located next to Drew Middle school, and close to the high school. We are located 1.5 miles north of the Falmouth Bridge, which is located next to the route 1 and route 17 intersection. We are also just south of the Centreport parkway exit off of interstate 95. The property is ideal if you are commuting into or around Washington, regarding rental pricing pricing and distance.
Our lease is for 12 months, and the rent and deposit must be paid in full prior to moving in. The deposit amount depends on credit score, rental history, revolving debt and combined income. We do not accept personal checks. Rental payment is due on the 1st of each month, and after the 5th a 10% late fee will be applied ($159.50). Pets of all types are strictly prohibited. All adults that will live in the property must be on the application and lease (photocopy of ID and job verification are required for each person), and list the number of children with their ages. Subletting is strictly prohibited. The property is strictly "no smoking" indoors, which applies to candles, incense, vapes of all types, etc. Scheduled property inspections throughout the lease do occur with mutual scheduling. Tenant is responsible for setting up an electrical account with Dominion Virginia Energy prior to moving in. Water and sewer are covered in the rental amount, and we supply a dumpster onsite for residential trash (no furniture or large objects permitted to put in our dumpster). We supply a small private laundry that is coin operated; no washer/dryer hookups in the property. Tenant must get written permission to make any repairs or adjustments to the property, which includes any holes in the walls, wall mounted media, adhesive stickies on the wall, hardware attached to walls or woodwork, etc. Property comes outfitted with vinyl mini-blinds. When we rent the property, we do a walk through, and note any issues with the property if found. When a tenant vacates, we also do a exiting walkthrough, and tenant is responsible for all damages as well as cleaning the property. Repairs that are made due to tenant damages will be charged to the tenant at time of repair.
