Tenant is required to complete the lease or pay penalty for rest of the lease term. Tenant is required to serve 2 months notice for lease continuation or move out. Wall & Paint Protection Since the home is newly built (2021), tenants must use removable hooks (e.g., Command strips) for wall hangings instead of nails, screws, or adhesives that may damage the walls. Any repainting or repairs needed due to excessive holes, scuffs, or unauthorized painting will be deducted from the security deposit. Routine HVAC Maintenance The HVAC system is brand new and must be properly maintained. Tenants are required to replace air filters every 3 months (or per manufacturer guidelines). Failure to do so, leading to system damage or inefficiency, may result in repair costs being billed to the tenant. Inspection & Move-Out Requirements A move-in inspection will document the condition of the property. Upon move-out, the home must be returned in the same condition, with normal wear and tear excepted. Any damage beyond normal wear (e.g., excessive carpet stains, broken fixtures, deep scratches) will be deducted from the security deposit. Pet Restrictions (if applicable) If pets are allowed, a non-refundable pet deposit may be required in addition to the pet stain cleaning fee. Breed or size restrictions may apply.
