1. Lease Term
This lease agreement shall begin on a mutually agreed-upon date (the "Start Date") and continue for a period of one (1) year, with the lease term ending on the date exactly one year after the Start Date (the "End Date"). Either party may propose the Start Date, but it must be agreed to in writing by both the Tenant and Landlord.
In the event that either party needs to adjust the Start Date, both parties must agree to a new Start Date in writing. The total lease duration shall always be one year regardless of the specific Start Date, and the End Date will always be one year from the agreed-upon Start Date.
Upon expiration of the one-year lease term, the lease may be renewed by mutual written agreement of both the Tenant and Landlord. If either party does not wish to renew the lease, the Tenant must provide the Landlord with written notice of their intent to vacate at least [number of days, e.g., 30 or 60] days before the End Date.
If the Tenant remains in the rental property after the End Date without a new lease agreement in place, they will be considered a holdover tenant and subject to additional fees or legal action, as applicable under local law.
2. Fully Furnished Property
The Tenant acknowledges that the rental property is being provided fully furnished, which includes, but is not limited to, furniture, appliances, and other furnishings. The Tenant agrees to take good care of these furnishings, keeping them in the condition they were in at the beginning of the lease term, reasonable wear and tear excepted.
Upon move-in, the Tenant and Landlord shall jointly conduct an inventory inspection to document the condition of the furnishings and any existing damage or wear. This inspection will be used to assess the condition of the furniture and other items at the time of move-out, as part of the final security deposit assessment.
The Tenant agrees not to remove, replace, or alter any of the provided furnishings without prior written consent from the Landlord. If any item is lost, damaged, or destroyed during the lease term (other than normal wear and tear), the Tenant agrees to repair or replace it at their own expense, or reimburse the Landlord for the cost of replacement or repair, as determined by the Landlord.
3. Yard Maintenance
The Tenant agrees to maintain the yard and landscaping at the rented premises in a clean and well-kept condition throughout the lease term. This includes, but is not limited to, mowing the lawn, trimming hedges and shrubs, removing weeds, and keeping all flower beds, lawns, and outdoor spaces free of trash and debris. Tenant shall be responsible for all landscaping costs, including fertilization, watering, and pest control, unless otherwise specified.
The Tenant agrees to follow all local ordinances and rules regarding yard maintenance, including seasonal clean-up. If the Tenant fails to maintain the yard to a satisfactory standard, the Landlord reserves the right to hire a professional landscaper and charge the Tenant for the cost of services rendered.
3. Utilities
The Tenant is responsible for the timely payment of all utilities associated with the rental property, unless otherwise agreed upon in writing. This includes, but is not limited to:
Electricity
Water and Sewer
Gas
Trash Removal
The Tenant agrees to keep all utility accounts in good standing and pay all bills promptly. Failure to pay utilities in a timely manner may result in late fees or the termination of services, for which the Tenant will remain financially responsible.
4. Internet and Cable Services
The Tenant is responsible for obtaining and paying for any internet, cable, or satellite services they wish to use. The Landlord will not be responsible for providing these services. The Tenant agrees to make all necessary arrangements with the service provider and to pay all associated charges in full, including any installation or maintenance fees.
5. Renters Insurance
The Tenant is required to obtain and maintain renters insurance for the duration of the lease term. The insurance must cover the Tenant's personal property and provide liability coverage in the event of damage or injury occurring on the premises. The Tenant must provide proof of renters insurance to the Landlord within 14 days of signing the lease agreement and annually thereafter.
Failure to maintain renters insurance is considered a breach of this lease agreement, and the Landlord reserves the right to terminate the lease or require the Tenant to purchase the insurance.
6. Consumable Products and Maintenance
The Tenant is responsible for replacing consumable products in the rental property, including, but not limited to:
Air filters for heating, ventilation, and air conditioning (HVAC) systems. The Tenant agrees to replace the filters at least every 3 months or more frequently if needed.
Light bulbs in the rental unit. The Tenant is responsible for replacing any light bulbs that burn out during the lease term.
Batteries for smoke detectors, carbon monoxide detectors, and other battery-operated appliances.
Fuses or light bulbs for any exterior lighting that is not part of the landlord's maintenance responsibility.
The Tenant agrees to promptly replace any consumable items as necessary to maintain the property in a safe and habitable condition. Failure to replace consumables may result in the Landlord arranging for replacements, which the Tenant will be responsible for reimbursing.
7. No Smoking
Smoking is strictly prohibited on the premises, including inside the rental unit, on the balcony/patio (if applicable), or in any outdoor common areas of the property. The Tenant agrees not to engage in smoking or vaping of any substance anywhere on the property. The Tenant is responsible for ensuring that guests and visitors comply with this policy. Any violation of this provision will result in a cleaning fee to restore the property to its smoke-free condition, in addition to any other penalties or fees specified in the lease agreement.
8. No Pets
No pets, animals, or other creatures of any kind are permitted on the premises without the express written consent of the Landlord. If the Tenant is found to have pets or animals on the property without prior approval, the Tenant may be subject to a penalty or fines, and the lease may be subject to termination. In the case that the Landlord approves a pet, the Tenant agrees to pay an additional pet deposit and/or monthly pet fee, as specified in a separate pet agreement.
9. Tenant's Additional Responsibilities
The Tenant agrees to maintain the premises, both inside and out, in a clean, safe, and habitable condition, adhering to all applicable laws, regulations, and ordinances.
The Tenant will ensure that no garbage or waste is allowed to accumulate outside, and will store trash in proper containers for pick-up.
The Tenant agrees to promptly notify the Landlord of any maintenance issues or damages requiring repair.
