Selling as is Home has good bones, but needs some landscaping work and some cosmetic work.  Home sits on 3 lots. At this price,  seller will retain lot on east end.   Will only accept offers after buyer has seen the property. or buyer may submit an offer waiving inspection rights.

UPDATE.  I have 2 verbal cash offers, and am meeting with a buyer tomorrow evening.   The only deal I will make over the phone is with someone I have met in person at the property. My last deal fell through as the guy was some kinda broker who didn't actually have the funds.  At the request of my prospective buyer that I'm meeting tomorrow,  I am marking the listing pending, but am happy to answer questions until I have completed a sale or have a legitimate contract to do so.
