The City is vigilante about sound after 10pm so any violation of this would mean possible eviction and deposit forfeit. Sorry to sound so criptic but we are just being straight forward. Makes it a quiet place to live for sure which is rare on the Ocean side. We are the owners and need to keep the peace because we stay there when it's not rented. The house and property borders PCH and Gaviota Dr on the ocean side of PCH but not on the ocean side of Gaviota Dr (60' from the stairs on St. Ann's). Drive in Gaviota from St Ann's.
