The house is like an “up north” lodge without having to travel to northern Michigan.
What makes this house stand out is the woods and the river. It’s one of the only waterfront homes in mid Michigan that provides a local neighborhood setting if that’s what you like while also offering the up north feel.
You can go kayaking off the shore, fishing, put an inflatable raft tied to an anchor and just float and a cooler in your backyard.
On the back deck, it feels like you are away, out of town, secluded and private. The type of setting people drive 3 hours farther north to achieve. What’s nice about this place is you get waterfront property without being on top of other neighbors.
There are multiple types of wildlife from deer, bobcat, bald eagles, foxes, etc. This is a wildlife lovers paradise. Each May you’ll see several newborn fawns just off the deck with their mothers.
The home was built in 2008 and is still is like new. A new roof was put on in 2020 after a hail storm. Bathrooms are dated to 2008 style, so that may be something the next buyer could update.
The basement is partially finished, a workout area on one side, and a place for kids to hangout on the other. The basement has full size windows facing the river, so it doesn’t feel like a basement.
The home was built by one of the best builders in the state of Michigan.
The property has a Letter of Map Amendment (LOMA) that is a FEMA document that confirms a property is on natural ground above the Base Flood Elevation (BFE). The home did not flood in 2020. The builder and I built it several feet above the 500 yr flood plain.
Showings by appointment ONLY starting Nov 1. The home is occupied so please do not just show up.
This has been a great home however it’s time to move on for me.
I will post by owner this fall/winter and if it doesn’t sell now I’ll post with an agent in March that’s already been selected.
No solicitations please.
