Owner/Occupant Room Renter Contractual Agreement This contractual agreement. between (Occupant) which will be referred to as "Occupant" in this agreement and LANDLORD Tony Traynham (Owner) which will be referred to as "owner" in this agreement, serves as an agreement and a notice of intent for the above-named. Occupant to rent Basement at or to vacate the premises of 8011 Owens Way Brandywine, MD 20613 the owner's primary residence) anytime at the owner's request. Since there is not an actual lease agreement this agreement will serve as such, "a contractual agreement" that states: A). The occupant may occupy basement at the premises monthly in the amount of $1,800 $1,800 per month to be paid on the first of each calendar month for the duration of the owner and occupant rental agreement paid via Zelle to LANDLORDS ZELLE INFORMATION. B). If the occupant TENANTS FULL NAME pays for the month and vacates the premises before the end of that month, no monies will be pro-rated back to the occupant. C). If the above-named occupant is notified by the owner to vacate before the end of that paid month, the occupant is only responsible for the days in which they occupied the premises (pro-rated). D). If the occupant makes advanced payments and has decided to vacate or asked by the owner to vacate before the month the payment is used for, the renter will be refunded the amount paid for unused room rent, unless damages have been made by the occupant, at which point the cost for the damages will be deducted from the advanced payment amount or security deposit for the repairs and the occupant will be refunded the remaining funds paid. E). This agreement is a "temporary occupancy" agreement between the occupant and owner for no specified time period. F). Loss of employment does not omit the occupant named above from fulfilling the occupant monthly payment contractual agreement with the owner named above. G). The security deposit of $1,800 paid to the owner named-above by the occupant named-above at the time of signing this agreement will be used for the final month's payment that the occupant occupies the room. H). The occupant named above is asked to give the owner named above a thirty-day (30) notice upon the occupant desired date to vacate. I) If the named above occupant gets injured due to His/her own neglect such as slip/trip/fall/cut, etc., occupant TENANT FULL NAME will not take legal action against owner LANDORDS NAME. Damages due to occupant neglect the above-named occupant agrees to pay, repair and/or replace at the same value or cost any damages in a reasonable time frame agreed upon by the owner and occupant to the premises, the premises dwelling, appliances, and any other items in the premises that is not purchased by the occupant room renter. If the occupant does not adhere to this agreement, the owner LANDLORDS NAME has the right to give the occupant room renter TENANT FULL NAME a notice to vacate the property's premises immediately and to take any legal actions necessary to recover monies owed for damages and or unpaid rent due. House Rules A). The occupant also agrees to abide and adhere to the rules set forth by the owner to maintain a clean, healthy, and enjoyable premise. B). Keeping the renter occupied space clean. C). Keeping the premises secure by locking doors, windows and setting property alarms, especially when no one is occupying the premises. D). Respecting the owner by staying out of, not touching, or not taking any belongings of the owner. This is to include, or any other items not asked for or brought by the above-name occupant. E). The occupant is asked to be mindful of utility usage, by not carelessly leaving on lights, fans or any other electrical devices when not in use. F). The occupant named above is asked to be respectful when it comes to noise control, music is accepted, but not disrespectfully loud. G). Fire lit candles cannot be used in the room, but the occupant can use an electric candle warmer instead of a lit flame. H). This is a smoke and drug-free environment, therefore smoking and drug use of any kind is not permitted in or around the premises of the house at ADDRESS. Drugs of any sort legal or illegal are not permitted in or stored around the premises of above address. If at any point the occupant becomes violently disrespectful in the home or with the owner, the room rental agreement will be immediately terminated by the owner Tony Traynham and criminal charges will be filed with the State of PG County, Maryland. This rental agreement is made and in effect on this date of _________________ and remains in force and effective until the above mentioned owner dissolves it by the above-named room renter TENANT FULL NAME vacating the premises and/or all monies and/or damages, if any, has been paid and satisfied to the owner (LANDLORDS NAME) by room renter named above as mentioned in the agreement.
